Construction Planning and Progress Meeting
100 Packaging Building
January 13, 2011
 
Overview:
Construction Junctions are the Physical Plant’s monthly public meeting designed to update/inform the public of various projects currently in design, nearing construction and under construction. Agenda items included:

Bailey and Rather Halls Renovation
  • It will be more cost-effective to combine the renovation of both buildings since they have mirror-image floor plans
  • Renovations will include:
    • Major mechanical, electrical and ventilation upgrades and replacement 
    • Addition of life-safety systems and ADA code-required modifications
    • Passenger elevator installation
    • Asbestos abatement
    • Lighting upgrades
    • Flooring and ceiling replacement
    • Roofing and exterior repair including window replacement
    • Reception desk modifications and other related improvements
    • Landscaping renovation will also occur around Bailey, Rather and Emmons
      • Limited site work including heated walk
  • Project will run from May 2011 to May 2012
  • Phase 1 will start during spring break
  • Phase 2 during the first month of the summer
  • Rather renovation will add an additional door to the south
  • Patios on both buildings will be removed
  • The first floor and second floor will be open to each other
    • The third floor will add a kitchenette for students 
  • Areas that contain student rooms will have card entrances
  • Bailey will have the RISE and DREW programs; living and learning programs in Rather have not been decided
  • Bathrooms will be renovated
    • The faucets and toilets will run off the artificial light in the building and are water efficient
  • The building will be designed with sustainable features as it relates to the Leadership in Energy and Environmental Design (LEED) rating system
Q: A lot of the residence halls have bike rooms, will those be removed?
A: I believe we are removing them, but more bike racks and loops are being added for students’ convenience. (Presenter was going to follow up with attendee with an official answer).
 
Cyclotron Office Addition Phase 2
  • Phase I of the office tower is complete
    • The second phase will add another office tower, which will be very similar in design
  • The four-story building will have a basement that will house the electrical vault and switch gears
  • Two lecture halls on first floor will hold capacities of 230 and 130 people
    • The first floor will be open to the public
    • Second, third and fourth floor for will be space for Cyclotron staff
    • Fifth-floor penthouse
  • More drilling and earth retention bars had to take place due to bad soil on site
    • Current work is on forms in basement area and the earth retention system is complete
  • Right traffic lane on Shaw lane will be closed for the duration of the project
Cyclotron High-Bay Addition
  • Project consists of adding additional high bay on the west side of the building near the receiving loading dock
  • New high-bay will sit on a slab of concrete
  • The project is expected  to be complete  in September 2011
  • Site will add a crane that runs north and south
  • Re-routing of entrance into Cyclotron personnel south parking area started in October
    • Road access on the east side of Cyclotron has been closed since October.  Pedestrians have access to east sidewalk along Bogue in both directions
Plant Science Expansion
  • The project is one-third of the way done
  • Work in basement is including concrete and trench digging
    • The opening to the basement will close up in the next month
  • There will be a connecting corridor to the Plant Biology building from the basement
  • Fireproofing has gone in on every floor
  • Walkways on each floor that connect to Plant Science building will be enclosed soon
  • Lane closure on Wilson Road will remain
Emmons Hall Renovation
  • Building enclosure is complete with exception of stairwells; however, they are sealed off from building interior  
  • Community bathroom finishes are commencing along with wall and ceilings on all floors 
  • A lot of activity is centered in the eight community bathrooms
    • Students were surveyed by Residential and Hospitality Services and wanted community bathrooms, which are very cost-effective 
  • Tile work is going up on walls in bathrooms
  • Everything is done to lower maintenance costs, with stalls anchored to ceiling, walls, etc.
  • Drywall framing and lighting is going in on the fourth floor
  • Energy recovery units on roof take the exhausted heat and reheats it and funnels it back into the building for energy savings
Q: What was the selection process for the green tile, shouldn’t it be darker?
A: RHS selected that color; the lighter green will make the room a little lighter and brighter. It is a complementary color to Spartan Green.
 
Brody Hall Renovation
  • Substantial completion is expected by August, but occupation may take place as early as March
  • A lot of finishes are done and painting has started in the east office area 
  • High-tech classroom have electrical work ongoing and the ceiling going in
    • Each student will have connectivity to the three projectors in the room
  • Sparty’s store countertops are installed, but electrical needs to be finished out
    • Pizza oven and freezers installed
    • Booths will arrive soon and ceiling grids are being installed
  • Bathrooms tiling is done
    • Automatic solar powered faucets, toilets, urinals
  • Exterior work is on hold because of the weather
    • A railing will go in near the Grotto, but the exterior work is almost finished
  • Carpets and cabinetry expected to begin next week
 
Wells Hall Addition
  • All current milestones have been achieved and the projects remain on schedule.
  • The B-wing demolition has been completed. All temporary walls have been installed and the temporary heats has been piped and turned on.
  • All interior micro piles have been drilled and capped.
  • Structural steel for phase one is starting to arrive. Steel columns in phase one are starting to be erected.
  • Seventy percent of the footing and foundation has been completed. No progress will be made until next spring (warmer weather).
  • There is no pedestrian detour on the street
    • Please use the sidewalk that has been installed on the stadium side of the road
  • The boom of the red crane on site is as long as a football field if you laid it down on the ground
    • The crane will only have to move a few feet in each direction to construct the addition
Q:  What is the approximate time duration for the erection of steel?
A:  It should be complete by the end of February.
 
Eli and Edythe Broad Art Museum 
(While the Eli and Edythe Broad Art Museum project was not presented at Construction Junction this month, supplemental notes have been added by the construction representative)
  • The building is an architectural concrete and steel hybrid structure, clad in pleated stainless steel.
    • Skewed architecture and unique building geometry
    • Structure is approximately 46,000 feet in area
  • The art museum space is capable of meeting national criteria for environmental conditions for the exhibit of art, permit loans by other institutions, and the care of the permanent collection
  • Steel has been phased in and progress has been made to second level concrete deck for January
  • East Circle Drive will continue to be closed until August 2011
    • The lot north of Berkey Hall closed for permanent modifications
    • Pedestrian detour signage is posted
